New industrial area in Großröhrsdorf: Insight starts now!

in Großröhrsdorf something is happening in the area of land use planning. From June 16 to July 18, 2025, interested citizens have the opportunity to view the planned changes to the "Commercial region of North 1". These changes, which were decided by the city council on June 27, 2023, are intended to promote the in -house development of businesses and include expansion areas of around 30 hectares.

The inspection takes place in the Großröhrsdorf town hall, where the corresponding plan documents are available. The town hall opening times are as follows: Monday from 8:30 a.m. to 12:00 p.m., Tuesday from 8:30 a.m. to 12:00 p.m. and from 1:00 p.m. to 6:00 p.m., and Thursday also from 8:30 a.m. to 6:00 p.m., on Friday the town hall is open from 8:30 a.m. to 12:00 p.m. In addition, suggestions and information can be submitted in writing as part of this inspection.

new wind for business and traffic

An important goal of the current change is the creation of planning law requirements that take into account both traffic and technical aspects. At the same time, environmental issues are included in the decision -making process. The preliminary draft, which documents the planned changes, is divided into three parts: the plan drawing (part a), the textual stipulations (part B) and the comprehensive justification (part C-1).

The implementation of the procedure compared to the land use planning is clearly structured. According to the guidelines of the Juraforum, each construction plan procedure goes through several stages, starting with a decision of the municipality and the creation of a draft, until the announcement and viewing of the citizens. This transparency is one of the cornerstones of a responsible municipal administration.

a sustainable community development

The statutes for land use planning once again show that the municipality is responsible for the development of its territory itself. A distinction is made between the interior and the outdoor area in accordance with the provisions of the Building Code. While an organic settlement structure already exists indoors, only certain uses, such as agricultural companies, are permitted outdoors. However, municipalities have the opportunity to allow residential uses to allow residential uses within buildable outdoor areas, which is important in terms of increasing demand for living space. This is clearly regulated in the [BauPortal] (https://bauportal.nrw/flaechn user usage plan- and- development plan).

The upcoming change of the development plan in Großröhrsdorf thus represents an important step in municipal development. It remains to be seen how the citizens accept this initiative and what suggestions are brought in the course of viewing. The openness of the administration for suggestions is a good sign and could speak for a positive development of the commercial area.

For everyone who wants to get a first impression of the planning documents, they can also be viewed online on the websites of the State Portal Saxony and the city of Großröhrsdorf. A look is worth it!
