New life for the state operetta: Dresden plans great redesign!
A fire put on large parts of the former state operetta in the Leuben district in early June 2025. The ruin, which has been empty since the theater company moved out in 2014, presented the city administration with the great challenge of finding a future -proof use for the area. On August 20, 2025, Mayor Stephan Kühn presented a comprehensive development concept in the district council of Leuben, which is now being developed step by step with the citizens' initiative "Alte Operetten - Leuben".
The concept provides for three development areas: an urban planning center is to be built directly on the street, while the middle property area should ensure residential areas. A social mix and creating special forms of living are planned. An expansion of the adjacent sports facility is also considered at the back of the site. The residential construction area is to be implemented by private investors on the basis of a concept advertisement. The entire process is accompanied by citizen participation and professional advice to create a well -founded basis for decision -making.

In view of the fire ruins, the first measures have already been taken. The old stage area and the head building are to be demolished, with the city administration consulting the insurer. Safety measures have been implemented to prevent the dangerous ruins from unauthorized entering and to ensure security in public space. Observation measures have shown that the buildings have been unused since 2016, after moving the theater operation, and the backup has now been made in consultation with experts. The population has already been informed about a feasibility study that is supposed to evaluate the possibilities for the use of the building structure.

Another important point is citizen participation. The survey for upgrading the Leuben district will offer a broad framework to include the ideas and interests of the Dresdeners: inside.
